Project Details

Dennis and Margaret came to Monarch in 1996 in our first year of business, though an exhibition that we had been at in Fraserburgh. They placed their trust in Monarch to build a large Conservatory on a rooftop balcony overlooking the sea with fantastic views and sunsets, where they had many years of enjoyment.

Over the years, we returned to replace all the windows, Fascia’s on the property and designed and built a large double garage for them. Some 26 years later, they came back to us see about replacing the conservatory with a new flat roof extension.

We had a good chat about what all was required and came up with a flat roof design with a large Orangery type roof Lantern in the centre, where new Triple Glazed PVC windows and doors were installed with PVC fascia to make the property as maintenance free as possible.

Due to a change within the property and an internal partition being removed and with this now being classed as a solid roof extension, there was a requirement to install a large electrically operated rooflight to the adjacent bedroom where this flooded the room with natural daylight and with the rooflight being electrically operated, this allowed them to open and close the Velux with a simple remote control to give good ventilation when required. Due to the level of glass installed on the Extension, the whole house had to be thermally divided from the Extension to comply with Building Regulation’s, where the windows and doors of adjacent rooms have to be double glazed and draughtproofed.

There was a few technical challenges to work around, with this project to comply with building regulations along with this being in an exposed location, although, with our experience, we were able to guide our customers through the process, with relative ease. One of the biggest challenges was to remove the conservatory and get a new structure erected on the first day on site, where we could ensure a watertight structure overnight prior to the following days works due to rooms below the conservatory.

This has now become a fantastic room within the property where Dennis and Margaret can now thoroughly enjoy the views that are offered in the warmth of a modern, well constructed room. As per our photos of this project, we have the original advert that the customer saved at the time, after the conservatory was built which we used with their letter to us, on the completion of the works. We thank them both for maintaining their trust in Monarch, throughout the years to allow us to carry out the level of works that we have for them.
